We’ve always known that Guildford is popular place to live. With its historic town centre, picturesque countryside, outstanding schools and great amenities, it attracts hundreds of new homeowners each year.

Added to this is the proximity of the University of Surrey, which has risen in the rankings over recent years, and the direct train links to London. The result is a highly sought-after area and a vibrant property market, which Seymours knows well.

And according to Rightmove the residents of Guildford rank pretty well on the happiness scale as evidenced by their newly released Happy at Home Index.

Out of 130 locations Guildford ranks at number 22, beating the tourist hot spots of Bath, Cambridge and Oxford, and even the London borough of Kensington and Chelsea.

Across the South East as a whole, Guildford ranks in third place behind Hemel Hempstead and Watford.

In compiling the index Rightmove asked more than 24,000 people to rank 12 distinct factors about where they live. These factors included the cost of running a home, the value of their property, the level of upkeep of the local area, the quality of the local amenities, how safe they feel and the friendliness of neighbours.

Ranking in first place is Harrogate in North Yorkshire for the third year running. Shrewsbury ranks in second place and Ipswich third.
