Full property description

  • Overview
Clarons benefits from spacious accommodation and expansive gardens in a prime location. This character family home was first built in 1936 and sits within a substantial, mature plot of approximately one acre. The property is presented in excellent order having been cleverly extended and improved by the current owners who have resided here for a number of years. Boughton Hall Avenue is considered one of the premier roads within the area and has proven extremely popular with growing families and London commuters.

    Ground Floor
The ground floor accommodation is accessed from a spacious entrance hall with a useful cloakroom. A wonderful drawing room spans the depth of the house and consists of two areas; there is a bright and spacious double aspect space to the rear with French doors leading to the picturesque gardens. The other area is a more intimate living space with a stone surround gas fireplace. The large dining room also has French doors onto the gardens and with the south-westerly aspect will benefit from plenty of natural light. There again is a stone surround fireplace. The study is accessed off the dining room with a bay window overlooking the gardens. The kitchen/breakfast room is a welcoming space with room for a good-sized table for more informal dining and again access out onto the terrace. The kitchen itself has modern white units and granite worksurfaces with a bay window overlooking the front of the property. A useful utility room is equipped with worksurfaces, a sink and space for appliances. An additional reception room complete with en-suite shower room can be found from the kitchen/breakfast room and would work well as a snug or a ground floor guest bedroom. With most of the ground floor rooms enjoying access to the rear flagstone terrace the house lends itself perfectly to entertaining and family life.

    First Floor
On the first floor the master bedroom is a light and spacious double aspect room with lovely views of the garden. There are built in his and hers wardrobes and a large en-suite shower room with a modern white suite comprising bath, shower, WC and basin. Three further bedrooms, all doubles, occupy the first floor as well as the family bathroom.

Clarons boasts stunning gardens. A large flagstone terrace flanks the rear of the house providing excellent entertaining space with a selection of outdoors dining areas, these benefit from electric awnings to create shade. The garden enjoys a south-westerly aspect so spends most of the day bathed in sun. Beyond the terrace most of the garden is neatly arranged lawn areas, with decorative flower beds and a selection of fruit trees. It really is a gardener's delight and there are two Hartley Botanic greenhouses. To the front of the property is a large gravel driveway enclosed by mature trees giving a real sense of privacy. An attractive double length garage is cleverly tucked away to the side of the house and has space for a gym, office or something similar as well as space for at least two vehicles. There is also the added benefit of space to the other side of the house which could be utilised to create further garaging.

Boughton Hall Avenue is situated within minutes of the A3 and a short drive or walk from local shops and the medical centre. The local primary school is also within walking distance as is local countryside with the Wey navigation itself a two-minute drive away. The mini Waitrose is also within a moment's walk.

Send village is close to open countryside which is ideal for walking and outdoor pursuits. The centre offers some local shops for one's day-to-day needs as well as a recreation ground, newly built medical centre and pharmacy and two pubs one of which is situated on the Wey Navigation Canal. There is an Ofsted rated 'good' primary school in the village with excellent secondary schools nearby. The river Wey navigation runs through one end of the village, traditional narrow boats can be hired in either Guildford or Farncombe for use on the 20 miles of canal. The Wey Navigation, which is managed by the National Trust and has quaint lockkeepers' cottages at Worsfold Gates and Triggs Lock, is also used for rowing, punting, kayaking and fishing. The neighbouring village of Ripley, with its more comprehensive array of shopping facilities and country pubs is a short distance, while Woking and Guildford towns are also within easy reach.

The area has excellent road and rail connections with the A3 and Junction 10 of the M25 being within close proximity. Woking Station offers regular service to London Waterloo with trains approximately every 7 minutes and a journey time of around 22 minutes. Alternative services are provided from West Clandon with trains to London Waterloo arriving within one hour.
