is important. This includes those things
that the potential buyer will see even
before they enter the property, from a
well tended front garden to the paintwork
on the front door - even the street and
the verge - can all make a difference.
Once inside, tidy away clutter and make
your property look light and airy and
more spacious.
Again tidiness, clean paintwork and even
the smell of freshly brewed coffee; all

buyers. The rule is not to let the buyer
be put off from really seeing the positive

Ideally it should be free from clutter,
such as piles of newspaper or childrens
toys. Superficial personal items can distract
a buyer's attention from what they have
come to see - your home.
Clean
& Tidy
Kitchens and bathrooms are often rooms
that attract considerable buyer attention.
They should always be clean and tidy.
Throughout the house factors such as these
increase perceptions of space.
Illuminate
Try to ensure that there is as much light
as possible throughout your home. Remember
that a prospective buyer will probably
be viewing your property for the first
time. If all the rooms are well lit and
the lights are turned on in any dark areas
such as under staircases, in halls or
on landings, the property will look more
spacious and more attractive. If there
are not enough windows try opening doors
to gain from borrowed light

Try to keep your pets, especially large

viewings at short notice and at all reasonable
times. Occasionally, you may be unable
to be at home because of work or other
commitments; we welcome the use of a key
so that we can accompany viewers at short
notice and thereby avoid the chance of
losing a sale.

Viewings
Ideally, we would prefer to accompany all
viewings. If you would prefer us to accompany
